30 Years of Investing Local
I’ve spent three decades investing, renovating, buying, selling, and developing real estate in and around Portland, Maine. My experiences as a realtor, contractor, small business owner, entrepreneur, and developer has led me to realize the need for more locally focused investment options.
We commonly think of stocks, bonds, funds, and Wall Street when we hear the word investment. But when I think investment, I think local, community, and home. I'm referring to investments right here in Maine. Moving investments from Wall Street to Main Street.
By moving a portion of your investment capital to local real estate opportunities, you stimulate a broad segment of the local economy. From builders, plumbers, landscapers, and more, your investment supports local jobs and provides housing and commercial spaces for your friends and neighbors. Investing locally helps strengthen our communities, adding housing of all types, and quality storefronts and offices for local businesses to thrive.
Below is a summary of our winter 2024-25 opportunities. Dive in, lets discuss, and I look forward to collaborating with you to make right here even better.
The Aurora Investment
What – Limited scope and time equity investment vehicle open to qualified accredited investors.
Where – 64 Pine Street, Portland, Maine. The former location of Aurora Provisions in the West End.
Goal – Move the current redevelopment plans through planning and permitting, demo existing structure, build new structure, and sell all units within 36 months.
Estimated duration – Three (3) years.
When returns are expected to start – Initial funds and return on investment are expected within three (3) years, depending on the timing of development completion and sale of units.
Returns – 11% annually subject to profitability of development and sales.
NOTE: An additional 4% kicker will be provided for those who invest on/before 12/1/2024 bringing the total annual return to 15%, subject to profitability of development and sales.
Minimum investment amount – $100,000.
Ideal investment amount – $250,000 or more.
Fund opens to investors – Now.
Fund closes to investors – 3/1/2025 or as soon as total proceeds are deemed sufficient, whichever is later.
Type of investment – Equity/ownership interest with a preferred return (see above).
How investors exit – Initial funds and return on investment are expected within three (3) years, depending on the timing of development completion and sale of units.
Status – A 10-unit mixed-use building has been designed and was submitted for permitting to the City of Portland in September 2024. We expect to break ground in Spring 2025, complete the project by Fall 2026, and sell out by Spring/Summer 2027.
What – Dynamic and continuous equity investment vehicle open to qualified accredited investors.
Where – Maine investment opportunities with a concentration in Greater Portland.
Goal – A longer term and ongoing opportunity to participate in local real estate investments.
Minimum commitment – Five (5) years.
When returns are expected to start – Two (2) years from deployment of funds.
Returns – 11% annually subject to fund performance.
Minimum investment – $100,000.
Ideal investment - $250,000 or more.
Fund opens to investors – 12/1/2024.
Fund closes to investors – When a minimum of $5M is raised.
Type of investment – Equity/ownership interest with a preferred return (see above).
How investors exit – Five (5) years from date funds were deployed investors will have the ability to exit and will receive their initial investment and all accrued returns through the date of exit.
Status – Multiple local projects that are in various levels and stages of feasibility. From new construction to re-purpose-type projects, the target projects are mixed use and residential developments or re-developments, condo conversions, market rate rentals, hospitality, and related.
